Cords, weights, pulleys, and balance
The classic sash failure is a broken cord. When one goes, the hidden cast-iron weight drops into the box frame and the sash stops counterbalancing. We open the frame, replace cords with traditional waxed sash cord, re-match the weights to the glazed sash, and service or replace the pulleys so both sashes move freely and stay put at any height.
Where parting beads and staff beads are worn or have been painted over, we replace or re-profile them so the sashes run true without binding. Every window is adjusted by hand until it glides smoothly and locks securely.
Draughts, rattles, and rot
Old sashes rattle because the gaps that let them move have grown too large. We can fit discreet brush or compression seals that stop draughts and rattles while keeping the window fully operable, dramatically improving comfort without changing its appearance.
If we find rot in the sill, lower rail, or box frame while the window is open, we repair it at the same time using splice repairs in matched timber, so you are not paying twice for access. Reglazing and re-puttying can also be completed in the same visit.

Sash window repair: common questions
My sash window won't stay open, what's wrong?
Almost always a broken sash cord. The counterweight has dropped inside the frame. We replace both cords (we recommend doing the pair), service the pulleys, and rebalance the sash so it holds at any height.
Can you fix windows that have been painted shut?
Yes. We carefully free painted-shut and swollen sashes without damaging the timber or glass, then ease and adjust them so they operate properly again.
Can draughts be stopped without replacing the window?
Yes. Discreet seals fitted during repair stop draughts and rattles while keeping the original window fully functional and unchanged in appearance.
