Victorian Terrace Sash Window Restoration
Paddington, Sydney
Victorian terrace
6 weeks
Full restoration of twelve double-hung sash windows in a Paddington Victorian terrace, including rot repair, re-cording, reglazing, and heritage paint finishing.
Scope: 12 double-hung sash windows, full reglazing
The challenge
- Several sashes were painted shut or would not stay open due to broken cords and failed counterweights.
- Sills and lower rails showed rot, and earlier filler repairs had cracked and fallen away.
- Draughts and rattles made the front rooms uncomfortable and pushed up heating and cooling costs.
Our approach
- 1Windows were carefully freed, removed where needed, and taken to the workshop for controlled repair.
- 2Decayed timber was replaced with Dutchman splices, and sashes were re-corded, rebalanced, and eased to glide smoothly.
- 3Windows were reglazed with traditional putty and discreet seals were fitted to stop draughts and rattles.
- 4Each window was finished in a heritage-appropriate paint system and reinstalled to a weather-tight operation.
Materials and techniques
- Matched timber for splice repairs
- Waxed sash cord and rebalanced counterweights
- Traditional linseed putty and heritage paint finishes
